How EstateRank Ranks Estate Agents
Every ranking on EstateRank, from the top rated agents to the specialist lists, sorts agents by the same profile score. This page sets out exactly how that score is worked out and what it does and does not tell you.
The score in brief
An agent's score is out of 130. Up to 80 points come from the agent's profile: professional memberships, the property portals it advertises on, the services it offers and how complete its contact details are. A further 50 points are added for a premium (paid) listing. Agents are listed from the highest score down; agents with equal scores appear in no particular order.
How points are awarded
| Factor | Points | What counts |
|---|---|---|
| Premium (paid) listing | 50 | Agencies with a premium EstateRank account. Labelled on every list where it applies. |
| Professional memberships | 10 each, up to 30 | Memberships of professional bodies shown on the profile, such as NAEA Propertymark or ARLA Propertymark. |
| Property portals | 5 each, up to 20 | Portals the agent advertises on, such as Rightmove, Zoopla or OnTheMarket. |
| Sales and lettings | 15 | The office offers both sales and lettings. |
| Email address | 5 | A contact email is on file. |
| Phone number | 5 | A contact phone number is on file. |
| Website | 5 | An agency website is on file. |
| Maximum | 130 | 80 without a premium listing |
Premium listings
Agencies can pay for a premium EstateRank account. A premium listing adds 50 points to the agent's score, so premium agents usually appear near the top of any list they are in. On our ranking lists, premium agents are labelled Premium listing (paid) next to their score, so you can always tell them apart.
What the score does not measure
The score is built only from profile information. It does not measure sales volumes, prices achieved, time to sell, fees or customer reviews. Treat it as a way to find well-established local agents, then check recent sold prices and invite two or three agents to value your property before you choose.

Where profile information comes from
Profiles are built from each agency's publicly available details: office address, services, professional memberships and the portals it lists on. Agencies can sign up to manage their own profile. If something on a profile is wrong, tell us and we will correct it.
Common questions
How are estate agents ranked on EstateRank?
Each agent gets a profile score out of 130: up to 30 points for professional memberships, up to 20 for property portals, 15 for offering both sales and lettings, 5 each for an email address, phone number and website, and 50 for a premium (paid) listing. Lists are sorted by that score.
Do agents pay to rank higher on EstateRank?
Premium listings, which agencies pay for, add 50 points to an agent's score. Every premium listing is labelled, so you can see which agents have one. Without a premium listing the highest possible score is 80.
Does the EstateRank score measure how good an agent is?
No. The score reflects the information on an agent's profile, not sales results, prices achieved, time to sell, fees or customer reviews. Use it to build a shortlist, then compare valuations and terms before choosing an agent.
